So, You Want To Buy A House- Now What?
The first time buying a home is an emotional, exciting, and also exhausting experience. You may also be wondering along the way—what do I do next? This is a common question and we will be with you every step of the way.
Here’s how the buying process works from start to finish.
- Do some preliminary online searching. Check into what homes are selling for in the areas you’re interested in to give you an idea of what you’re looking for. This will help later on when communicating your wish list with us.
- Take care of the budget. Use our online mortgage calculator to determine what your monthly mortgage payment would be if you were to purchase one of these homes you’ve found online. Make some additional estimates for utilities and see if this fits into your budget.
- Get pre-approved. To get pre-approved for a mortgage you’ll need to get some paperwork ready: pay stubs, W-2s, bank account statements, tax returns for the past two years, and credit lines, and names and addresses of your landlords for the past two years. Start with your current bank, but make sure you check out competitor banks as well – you might get a better mortgage loan rate by shopping around. Also, consider the amount your lender approves you for as a maximum – this is by no means what you should spend. We can give you some recommendations for a local lender.
- Look at homes. Be patient at this stage. We will look at a variety of homes to understand what features you’ll like. Give us detailed feedback so we can show you homes that are perfectly suited to you. Sometimes, this process can take months—So be patient. Also, make sure you let friends and family know you’re looking for a new home--you may even find out about an amazing home before it hits the market.
- Make an offer. Once you’ve found your dream home, you will want to move quickly. We will guide you on a reasonable first offer to start negotiations based on market conditions. Also, make sure you consider closing costs which could account for 2-5% of the home price.
- Negotiate. Prepare to go back and forth with the seller a few times on price and selling conditions. OnPoint Realty will be your advocate here, and try to get you as much as possible for your money while being fair and respectful.
- An accepted offer. Pop the champagne! If you reach an agreement, you’ll make a deposit to an escrow account to show good-faith. Escrow is usually 30 days where the seller takes the house off the market with the contractual expectation that you’ll purchase the house - provided you don’t find any serious problems during the inspection.
- Do a home inspection. Even if the home appears to be flawless, there’s no substitute for having a professional inspector review the property for quality, safety, and general condition of your potential home. You don’t want to be surprised with a home that needs a lot of unexpected repairs. If the inspection reveals undisclosed serious defects, you can negotiate further to have the seller make repairs or discount the selling price. You’ll also likely have the option to withdraw your offer and get your deposit money back.
- Closing. When your negotiations with the seller are successful, and the inspection comes back clean, you should be ready to close. At your closing, you’ll spend a little over an hour signing lots of paperwork and then will be handed the keys.

The annual real estate doldrums …
Most advice you’ll hear about selling will be different, but there’s one time of year that most experts believe you should avoid when it comes to listing a home: wintertime.
“Between the holiday season and, in some parts of the country, the weather, there aren’t too many buyers incentivized to disrupt their lives and move into a new home, which means they aren’t really thinking about shopping for one, either -- at least in some markets.
And fewer buyers means less of a chance that your home will be one of the homes that sell.
… And the peak selling season
Just like many experts will warn you against winter, springtime is commonly considered one of the best times of the year to sell a home.
“Buyers are interested in making a fresh start, yards look lush and green, days are starting to get longer, and tax season gives some buyers a leap ahead on any down payment savings.
So does that mean you should sell in the springtime? Maybe … but be aware that other sellers are going to have the same idea. There will be competition in the form of more homes available on the market.
Does the day of the week matter?
Actually, it might. According to a couple of different studies, homes that were listed on Thursday or Friday have been found to sell in the shortest length of time for slightly higher prices than any other homes.
It’s possible that the timing of the weekend is what’s honing Thursday’s and Friday’s edge over the other days of the week. Buyers are more likely to have time to schedule home tours or attend open houses over the weekend, and there are likely to be more of those buyers looking at each house (and therefore more chances of getting an offer, or maybe even multiple offers).
Timing isn’t everything
Even if you think you’ve nailed the absolute best time to sell your home and you’ve done all you can repair-wise to maximize your chances, there’s one big mistake that could shoot all your efforts right in the foot: Pricing your home incorrectly when you first list it.
Some sellers don’t think this is the huge deal that it really (really!) is. Serious buyers sign up to property watch lists and get an alert as soon as a home is listed on the MLS. Most of the buyers who could buy your home are going to see its listing within the first 48 hours of that listing being “live.”
So you get one big chance to make your home’s big debut in front of its buyers. And if you set the price too high (or too low, for that matter), you’ve blown it.
